Financing and Accounting
The monthly rent is due on the first, with a grace period until the fourth. Payments are typically processed to you within three business days after the fourth.

Rents we collect can be mailed directly to you, electronically deposited to your financial institution, or you can take advantage of our free bill paying service for things like your mortgage, taxes, insurance,

and/or homeowner association fees. You will receive monthly statements and a year-end statement for tax purposes - all at no additional cost to you.

All funds for your home are kept in a non-interest bearing trust account in accordance with the California Department of Real Estate regulations, and per your instructions.



Reasonable Management Fees
Our fee for full service property management is 10% of the rental income, and is not collected until the rent is received. There are no hidden fees. We charge no account management fees, no leasing fees, and no override on maintenance work.

Tax Advantages For You

Our management agreement is designed to allow you to claim your property as one in which you

have an "active" participation for tax purposes.  This is considerably more advantageous than if it were a "passive" participation. As a result, our management fee as well as mortgage interest, insurance, taxes, repair costs and depreciation may be tax deductible for most of our Homeowners. To ensure that you are entitled to these benefits, please consult with your tax preparer.
