As property managers, we know the importance of effective documentation. Even the smallest details can be important years later. We thoroughly document all areas of importance including move in condition, keys and remotes given to tenants at move in, complaints received, phone calls, and much more. An example of the importance of documentation would be if a tenant asked for permission to paint a bedroom. If approval is given, but there is a condition that the tenant must paint the room back to the original color, it would be important that this agreement is documented in writing. It is not uncommon for tenants to forget about the requirement to paint it back to the original color. Showing them the documentation will help avoid any conflict or dispute.
