Credit reports are a great resource when helping to determine if an applicant qualifies to rent your home. However, it shouldn’t be the only information you collect. There are several areas to consider in addition to the credit report. Checking the applicant’s rental history and verifying their income and job status is also very important. Even when all three areas check out it is important to be able to spot red flags. Some red flags are subtle and may not stand out to the average person, but processing applications on a daily basis has made us sensitive to these subtle cues. Usually they are in combination with other factors that might indicate potential issues or problems. Our comprehensive screening process is the best defense against placing a problem tenant.
